Why compare property growth to a term deposit?
A property's headline growth rate only tells half the story unless you know what the same money could have earned elsewhere.
A worked example
A $750,000 property growing at 5.5% a year is worth roughly $980,000 after 10 years — a gain of about $230,000. The same $750,000 sitting in a term deposit at 4% would grow to around $1,110,000... but a term deposit doesn't let you live in it, rent it out, or borrow against it. Growth alone is only one part of why people invest in property.
A few things this calculator doesn't include
- Rental income — this is a capital-growth-only projection, not a total return.
- Holding costs — rates, insurance, maintenance and loan interest all reduce the real return.
- Tax — capital gains tax applies to property; term deposit interest is taxed annually.
- Leverage — property is usually bought with a loan, which changes the return on your own cash.
