Why stress test, rather than predict
Nobody can predict whether a specific tenant will leave, whether rates will rise next year, or whether a specific market will soften. Stress testing sidesteps that problem entirely: instead of forecasting which scenario will happen, it asks a narrower and answerable question — if a specific, plausible adverse event happened to this portfolio today, how big would the impact be, and could the portfolio absorb it?
This guide uses the same worked four-property portfolio as the rest of this series, with a baseline consolidated cash flow of roughly +$77 a week, total debt of $1,450,000, and total value of $2,350,000.
Property-specific vs correlated shocks
Property-specific shocks
Affect one holding at a time — a single vacancy, a burst hot-water system, a slow re-let on one property. The rest of the portfolio's income is unaffected and can partly absorb the impact.
Correlated shocks
Affect every property at once — a rate rise applies to every variable-rate loan simultaneously, and a broad rental-market downturn can soften every property's achievable rent together. There is no unaffected part of the portfolio to fall back on.
Correlated shocks are generally the more dangerous category, and combining a correlated shock with a property-specific one — a rate rise landing in the same period as a vacancy — is where portfolios actually get into trouble, rather than from any single scenario alone.

A value fall doesn't hit weekly cash flow directly, but it hits portfolio LVR — the figure lenders assess for refinancing. A 10% fall in portfolio value, from $2,350,000 to $2,115,000, takes portfolio LVR from 61.7% to roughly 68.6% against the same $1,450,000 of debt — potentially enough to affect refinancing capacity or borrowing power for a future purchase, even with cash flow unchanged.
Combined and correlated scenarios
Single scenarios are useful, but adverse events rarely arrive alone. Two combined scenarios worth checking specifically:
Two simultaneous vacancies

Vacancy plus a rate rise

A correlated shock (rate rise) landing in the same period as a property-specific one (vacancy) compounds rather than offsets — this is the realistic worst-case pairing for most portfolios, not an exotic edge case.
A major unplanned repair (a roof, a hot-water system, a structural issue) behaves differently again — usually a one-off lump sum rather than an ongoing weekly cost, so it's tested against the cash buffer directly rather than against weekly cash flow. What stress testing actually reveals
- Concentration, made concrete — the property whose vacancy causes the largest cash-flow swing is usually the same property flagged by concentration analysis. Stress testing shows what that concentration actually costs in dollars.
- Funding requirements — the gap between a scenario's weekly shortfall and your current buffer tells you exactly how much more reserve, or income surplus, would be needed to hold the portfolio through it.
- Weak points — running each scenario individually and combined usually surfaces one or two properties or one lender/rate exposure that account for most of the portfolio's downside risk.
