Canadian Property Investment Pulse

A current read on borrowing conditions, rental demand and housing prices—then practical tools to test what those national signals mean for one property.

Latest release coverage: Bank of Canada through September 2026 · Statistics Canada through August and Q2 2026 · updated 15 October 2026

Latest national indicators

Rates have stabilized while rental conditions are easing

The policy rate is well below its 2024 peak, but financing remains consequential. At the same time, asking rents and new-home prices show that national demand is no longer moving in one direction.

Asking rent is a flow-market indicator for advertised units, not the average rent paid by all tenants. National figures can mask substantial differences between provinces, CMAs and property types.

Investor reading

A softer national rent headline does not remove the need for local underwriting

The Q2 national average asking rent for a two-bedroom apartment was 3.6% lower than a year earlier. That can relieve pressure for renters, but it also raises the bar for investors relying on aggressive rent growth to support a purchase.

Shelter inflation was 1.5% year on year in August, while the rent component still rose 2.8%. The difference is a useful reminder that mortgage-interest costs, replacement-cost measures and rents do not move together.

Underwrite the actual neighbourhood, unit type and lease—not the national average. Stress-test renewal rates, vacancy, maintenance and a slower rent-growth case before treating projected appreciation as return.
