Bank Rate remains restrictive, while rents are rising faster than property values nationally. Mortgage approvals softened in August, signalling that purchase demand remains sensitive to finance costs.

UK averages combine materially different markets across England, Wales, Scotland and Northern Ireland. Private-rent figures describe the stock of rents captured by the ONS, while mortgage approvals are a forward-looking measure of financed purchase activity.
Investor reading
Annual private-rent growth of 3.8% exceeded the 1.4% rise in average house prices. That can support gross yields, but only when achievable local rent, void periods, agent fees, maintenance and compliance costs are modelled honestly.
Bank Rate at 3.75% still feeds into Buy-to-Let mortgage pricing and refinancing risk. Test the deal at the offered rate, a higher renewal rate, and a slower rent-growth case rather than relying on the national headline.
The fall in house-purchase approvals to 54,900 suggests demand is not accelerating uniformly. Underwrite postcode, property type and tenant market separately before treating national appreciation as part of the return.
