Why yield alone doesn't tell an overseas investor everything
Rent divided by value is a clean, currency-neutral ratio — but the moment you convert it home, exchange rates enter the picture.
Yield is currency-neutral
Annual rent ÷ property value × 100
Because rent and value are both denominated in the property's own currency, the FX rate cancels out of the ratio entirely. A property yielding 5% in Thai Baht is still yielding 5% no matter what the Baht does against your home currency.
But your effective return isn't
Rent (avg rate) ÷ value (spot rate) × 100
Rental income arrives gradually across the year and gets converted at whatever rate prevailed at the time — approximated here by the 12-month average. The property's value, by contrast, is a point-in-time figure, valued at today's spot rate. Comparing the two isolates exactly how much of your return moved due to currency alone.
A few things this calculator doesn't include
- Transfer and conversion fees — banks and remittance services typically take a spread on top of the market rate.
- Loan interest — if your mortgage is in a different currency again, that adds a third FX exposure.
- Capital growth — the property's value in your home currency also moves with FX, separately from yield.
- Tax treatment of foreign income and any withholding tax in the property's home country.
