Akweno vs PropBoss

PropBoss is a property management platform used by real estate agents and managers to run their business. Akweno is built for the property owner — the investor whose wealth is tied up in those assets.

Agent vs investor

PropBoss answers: how do I manage properties on behalf of my clients? Akweno answers: how is my property portfolio performing as an investment? The agent uses PropBoss. The investor who employs the agent — or who self-manages — uses Akweno. They are complementary, not competing, for those who use a property manager.

Where PropBoss falls short for the property owner

  • Built for agents and property managers, not investors

PropBoss is a platform for real estate agents and professional property managers to manage a client's property on their behalf. The investor who owns the property is not the primary user.

  • Operational focus: rent, maintenance and compliance

The core use cases are managing tenancy workflows, maintenance requests, compliance documents and trust accounting. Investment performance analytics for the property owner are not the primary output.

  • No investor-facing portfolio analytics

PropBoss does not give the property owner a consolidated view of their portfolio's investment performance: yield, equity growth, IRR and net return. That data exists but is framed for the manager, not the investor.

  • No self-serve investment tracking

An investor who self-manages, or who wants visibility beyond what their agent shares with them, cannot use PropBoss to track their own portfolio independently.

  • No capital growth or valuation tracking

Tracking what a property is worth over time and how equity is growing are not PropBoss features. The platform manages the tenancy, not the asset.

  • No multi-currency support

Investors with properties in multiple countries cannot consolidate their portfolio into a single reporting currency. PropBoss is designed for domestic residential property management.

Take ownership of your investment data.

Akweno is for property investors who want to see their portfolio on their own terms — performance, equity and returns, independent of who manages the property.
