Being a Landlord

Can I manage short-term rentals?

A short-term rental can out-earn a standard lease — but it generates dozens of small, irregular payouts instead of one predictable rent. That volume is exactly what makes it so hard to track accurately.

A standard tenancy produces one rent payment on a known schedule. A short-term rental produces a stream of them — a booking here, a three-night stay there, a cancellation, a cleaning fee, a platform commission deducted before the payout even reaches you. The property might earn more, but it does so through far more moving parts.

Each payout that lands in your account is a net figure that already has fees and commissions taken out of it. To understand what the property truly earned — and to claim the costs correctly — you have to unpick every stay back into its gross income and its individual expenses. Do that across a busy season and the admin rivals the income.

Why short-term rentals overwhelm normal tracking

  • Volume — a single month can produce more transactions than a long-term tenancy produces in a year.
  • Net payouts — platforms pay you after deducting commission and fees, so the deposit is never the real rental income.
  • Variable costs — cleaning, linen, supplies and higher utilities change with every booking.
  • Multiple platforms — income can arrive from several booking sites, each reporting differently.
  • Occupancy swings — peak and off-peak periods make averages misleading, so you need the detail to see what's really happening.

Is it actually earning more?

The whole case for a short-term rental is that it out-earns a long-term lease after all the extra costs. But you can only know that if you can see gross income, platform fees, cleaning and running costs clearly — not just the net payouts that hit your bank. Plenty of investors assume they're ahead without ever confirming it.

Answering that question means treating each stay as its own mini-tenancy, with its own income and expenses, then rolling them up to compare the property against how it would perform on a standard lease.

How Akweno solves this

Akweno supports short-term rentals alongside standard tenancies, letting you capture stays, payouts, platform fees and running costs so you can see a property's true gross income and net return — not just the amounts that landed in your account. It rolls up into the same portfolio view as the rest of your properties, so you can finally compare like for like.

See what your short-term rental really earns

Akweno tracks stays, fees and costs behind every payout, so you know a short-term rental's true return — and whether it's genuinely beating a standard lease.
